Funds are held securely by an independent third party — a certified Slovak notary or a major retail bank — until every condition of the contract is met. Neither party can access the funds before closing. This is standard practice and protects both sides.
Before any purchase is finalised, we verify the property's title at the Slovak Land Registry (Kataster nehnuteľností) to confirm there are no liens, encumbrances, pre-emption rights, or enforcement proceedings attached. EU and non-EU citizens may freely own real property in Slovakia with no restrictions. Ownership is then registered cleanly in your name.
No. With a power of attorney (plnomocenstvo), we manage the notary process, land registry registration, and all communication on your behalf — fully in English, from the first viewing to final handover. Many of our international clients have completed their purchase without ever visiting Slovakia in person.
